With everything you need to consider when selling your home, it can be quite a daunting and time-consuming task. Generally, selling a house takes longer, costs more, and is more emotionally and physically draining than many home owners think it will be…especially if you try to do it on your own. There are rare cases where a home owner receives multiple offers above the asking price, but that is almost never the case, so you really don’t want to have those expectations. Aside from the initial decisions you will have to make, such as pricing and listing your home, you also need to keep in mind that you will have to get the house ready, show it off, and respond to the marketplace. One of the very first things we do is put your home in the MLS (Multiple Listing Service) system. This will notify all other local agents that your home is for sale, and it will also appear on all websites that use the MLS system, which is just about every major real estate website, as well as several local real estate websites. We will then make sure a for-sale sign is placed in your front yard with the appropriate contact information. Most likely, we will also have a lockbox attached to the front door of your house so that local agents can have access to the house if you are not home. Of course, we will establish your preferences ahead of time, such as if you would like to be notified at least 24 hours prior to a showing, or if you prefer to be there when your house is shown to potential buyers. However, although it may seem unsettling, it is preferred that agents be allowed to show your home even when you are away, especially if the market is slower. If you do not allow a lockbox to be installed, you must understand that it can become quite a headache for the selling agent and potential buyers since they will have to go back and forth a lot trying to fit any showings into the sellers’ and buyers’ schedules. With plenty of other houses out there to see, you will want to make it convenient for your agent and potential buyers to view your home in order to maximize the possibility of selling your home.

Our agents will also work with you to set up open houses as soon as possible, and give you helpful tips on how to prepare your home for showing. That is why we do suggest preparing your home for showing prior to listing your house for sale, otherwise you may get swamped with last minute clean-ups and touch-ups. Generally, we will schedule a brokers’ open house during the work week so that other local agents can bring their clients that are looking to buy to see your property. A public open house, sometimes more than one, may be scheduled on a weekend, usually a Sunday, for anyone to come see your property.

Most of the time, we prefer that you are not present during the open houses because it can make it uncomfortable for potential buyers to make comments and look in closets or cabinets. If you want to be there to explain features or answer questions, then we recommend that you step outside while they tour your home and then explain or answer questions after. Generally, you will see the most traffic through your home in the first 3 weeks after your house is listed, but don’t worry if it dies down, the average DOM (days on market) is about 60-90 days, depending on the area and whether the market is fast or slow. If the market is slow, buyers have a tendency to take their time much more.

One of the most difficult parts of selling your house is keeping your home in top shape, especially if you have pets and/or kids. However, it is imperative that you keep up with it since it can greatly effect a potential buyer’s ability to picture themselves living in that home. Many people have difficulty looking past dishes in the sink and on the counter, or toys strewn about, or spills on the floor, even if their house is similar.

Don’t be discouraged if you don’t get near as many people interested after the first few weeks, keep in mind the initial excitement of a new listing has waned. We know it can be very difficult to try to keep your home model-ready for viewing, and continuing to try to work those viewings into your schedule, but don’t give up! If you hit a wall, we will assess the sales strategy again and figure out if there is anything you can do to improve your odds. Simple things like painting the walls, getting your carpets cleaned, or cleaning out your garage can make a big difference. Updating fixtures and appliances are excellent choices if you have the budget for it.
